My wife and I were shopping for a building lot some years ago. One description sounded terrific: prime building lot on 11 ridge top acres. Private access through the gently rolling hills.
We drove to the site. My wife's question was "how did the advertisement describe this parcel?" I read the description to her. Her reply? "if we stumbled at the building pad we'd be in the bay before we knew it. That's pretty steep hills for gentle rolling. I'd hate to see steep hills."

Here in Massachusetts, we have statewide stadanrdized testing for public schools. It was designed to tell educators which schools and school districts needed imrpovement, but it's turned into a selling point for homes. Real estate agents who will in school districts with high MCAS test scores will use it to make sales. Some school districts started teaching to the test rather than teaching to educate to raise property values on their homes. That goes a step further because raising property values raises more tax revenue.
